Where I work

I live in a lovely canalside house by Glascote Locks in Tamworth, Staffordshire (that’s my house with the red door!) but I’m not a conventional estate agent with a local patch. I’m a specialist selling canalside homes, so my clients are mainly in the heart of the canal network around the Midlands, but I am happy to help with canalside properties anywhere in England and Wales. I’ll make sure that distance is never a barrier to selling your home.

To find buyers, a conventional agent relies on the major property portals like Rightmove, and a local presence, perhaps even a High Street office. However, very few can claim to have a national audience, or indeed an international audience, for your home, and that’s where I come in! Canal enthusiasts often come to me first. They can be anywhere in the country, and even abroad. I reach your local buyers too, through Rightmove, Zoopla, and social media.

Think quality, not quantity!

I’m a solo estate agent, and the list of properties I sell is deliberately small, so I can give my clients my undivided attention from our first conversation to completion. I am congenitally honest and will always try to go the extra mile. Unlike your average estate agent, I answer the phone at weekends and in the evenings and on Bank Holidays, and I chat to my clients on WhatsApp whenever they need me.

I may be on my own, but I’m never alone. I’m powered by eXp, one of the top twenty estate agents in the UK. Our dynamic and cohesive team of agents is backed up by strong head office support. I can call on my colleagues for local knowledge, advice, market information, and viewing support. And if you think you might prefer to work with a local agent, that’s ok! We can pick one of my colleagues and work together as a team. It won’t cost any extra, we will just split my commission between us.

Before we begin

My services usually begin with a good chat on the phone or on WhatsApp. I often follow up with a remote appraisal of the marketing value of your home. In some circumstances sellers give me an initial tour using photos they have taken, Skype or Zoom. I provide you with either a printed report or an interactive online report, absolutely free and without obligation. This report goes well beyond the rebranded Rightmove or Zoopla print-out which you may get from other agents.

If you’re not ready to make a decision, that’s fine. I am always happy to stay in touch and answer any questions or concerns as they arise. As soon as you feel comfortable that I am a strong contender to sell your house, I will ALWAYS visit in person, no matter where you are. As we proceed, I may come and stay locally for a few days at a time, to carry out block booked viewings on pre-agreed dates.

What you’ll get if you pick me

All my sellers get: ongoing support from me in person; a listing on Rightmove and Zoopla; professional photography by a qualified photographer; attractive, professional video with no salesy voiceovers; drone imagery (subject to CAA restrictions); floorplans; marketing on the eXp website; features on my social media channels including by Facebook Group (5000+ members); features on my amazing mailing list; and frequent progress updates. My other main interest is genealogy and writing history books, so I generally research house histories for my sellers.

As well as these standard services, together we will choose a range of extras, all of which are included free: consultation with a professional property stylist who will help you to see your property through a buyer’s eyes; virtual tours which may be by video or self guided; ‘For Sale’ boards; bespoke glossy handout brochures; key facts brochures; press releases including Waterways World and CanalBoat; accompanied viewings; open days; virtual viewings hosted by me on GoToView; optional services by Gazeal including Buyer’s Information Packs and Reservation Agreements; and beautiful custom artwork to remember your home by.

My Terms

I like to be fully transparent about my fees. I’m not always the cheapest, but I always aim to earn my commission!

My standard fee for a traditional sale is 1.5% of sale price plus vat, that’s 1.8%, with a minimum fee of £3,000 including vat.

Have you considered Auctioning your property?

Auctions are brilliant for sellers looking for a quicker and more secure transaction, or for owners of unique properties which could inspire competitive bidding. My auction partner BidX1 and I work closely together as a team, maintaining a strong relationship with you throughout the process. BidX1 is ethical and supportive, with a genuine enthusiasm for working alongside me and my clients. The Canal and River Trust uses the same company, so BidX1 has a strong following which benefits us all. The standard fee for selling at auction is 3% of sale price including vat, with a minimum fee of £3,000 including vat. The fee is shared between BidX1 and myself.

Our sellers benefit from my marketing and estate agency services, while BidX1’s role is to provide ongoing advice, deal with enquiries, legal pack downloads, registrations to bid, and manage the auction itself. Our sellers pay for the preparation of the legal pack in advance of the sale. This is often less than £500, so it can be cheaper than normal conveyancing. Potential buyers pay a bidding deposit which is refundable if they do not win. On the day of the auction, they bid on BidX1’s user friendly online bidding platform. A binding exchange of contracts takes place when the (virtual) hammer falls. The winning buyer must pay their 10% deposit within 48 hours of making their winning bid, as well as BidX1’s admin fee, usually £1,250 to £2,000 + vat, not the huge sums demanded by some other online platforms. The purchase typically completes 28 days later.
